Boat marina so boats can get in and out more easily and it would bring more people into the area

Yes, definitely a marina and moorings for small yachts, fishing and pleasure boats. On any coastal resort these are an attraction in themselves. A set up similar to Bradford pool in Lincoln would be a good start.
